The RICS Home Survey Level 2 is usually better suited to newer properties built post-1990.
This report provides a broad overview of the condition of a property, recognising any major defects that will need to be addressed.
A detailed report will be provided in writing or by email.
The RICS Home Survey Level 3 option gives a more comprehensive and detailed survey than the Level 2 and is recommended for properties older than 1990. At JRB Residential Surveyors Ltd. we also provide a premium Photographic Schedule as standard with this Report. This provides you with greater assurance of the condition of the property, which will support your case if you need to make a claim on your insurance.

As standard we conduct Desktop Research about each property we survey to understand more about the surrounding area. The Desktop Research is similar to the reports that your Solicitor provides, but we like to include this in our Survey activity to provide recommendations that take into account any potential areas of concern.
During Desktop Research we will look at information including the age of the property, floor risk, Radon risk, Listed building status, EPC Register, planning applications and building regulation information, subsoil conditions, landfill sites, contaminated land register, Japanese Knotweed, Electromagnetic Fields and Coal mining maps.
